This website is run by Hjorthagshus Evolution non-profit association.
The purpose of the association is to work for renewal and improvement in Brf. Hjorthagshus:
- Low climate impact.
- Lowest possible annual fees.
- Democratisation, compliance and transparency.
- Rules from the members to the board (rules of procedure) and nomination committee (work instructions).
- Internal auditors are to be reintroduced.
- Well-being and comfort at the highest possible level.
- Those members who want to be included in the association’s care and administration.
Minimizing climate impact would provide greatly improved finances, which finances well-being measures.
Large tenant-owner associations usually have rules of procedure for the board and work instructions for the nomination committee – rules from the members that specify how the work is to be conducted. For example, the board must make procurements according to a certain order to avoid losing money. In recent years, Hjorthagshus has lost large amounts of money on poor purchases that have not been put out to tender. Examples are the roof replacement (SEK 4.5 million) and IMD electricity (SEK 1.1 million). The solar cell plant lacks a feasibility study and profitability calculation, which resulted in a far too small plant. Every year, the association loses large amounts of money on a very small facility with a lifespan of 50 – 60 years. Property management and accounting services are too expensive – significantly higher than in other associations. The current actor is ignorant and goes past problems that cost the association large amounts annually. The services are not put out to tender.
